Million Dollar Listing Los Angeles: Camille Kostek makes cameo at Josh Altman event for influencers

Camille Kostek made an appearance on Tuesday’s episode of Million Dollar Listing Los Angeles as Josh Altman invited social media influencers to an open house.

Josh, 41, represented a house that was so thoroughly overdeveloped that a top price was hard to gauge.

In 2016, Josh’s good friend Ilan Sharone had bought a home in Beverly Hills for $6 million and outfitted it so beautifully he felt sure he could re-sell it for $55 million.

The seven-bedroom stunner contained 15 bathrooms, four kitchens, a 65-foot infinity pool with an outdoor kitchen offering five beers on tap, and a four-story glass elevator.

It also had a meditation room, indoor hot tub, fitness-wellness center, wine cellar and tasting room, and a marble steam sauna with radiant heating and water jets.

Josh drooled over the garage with built-in ‘turntables’ to show off the owner’s cars, but wasn’t sure he could get $55 million for the home, instead pricing it at a ‘soft $48’ million.

To test the market before listing the place, Josh hosted an event for Millennials and/or billionaires, partnering with a beverage brand that had ‘an unbelievable social media reach.’

‘There’s a lot of influencers here,’ the father of two told his team, emphasizing the need to appeal to Millennials, who he said were now the biggest homebuyers in the United States.

Josh’s associates went around urging influencers at the party to make sure they put the place on Instagram, hoping to draw ‘150 million people’ online to look at it.

Among those in attendance were Silvana Araujo, who had 659,000 followers at the time, Madeline Ford, who had 647,000 followers, and mixed-martial arts fighter Jorge Masvidal.

Josh kept hearing from brokers that the place should be selling in the $30 to $40 million price range, which made him glad he’d done a soft launch first.

‘It’s better to get the feedback now before we hit the MLS, so when we actually do, this property’s going to be trending so hard, it’s gonna need its own social media manager,’ he said.

As James, 33, drove to see Tigertail, a $4 million home in the area, he couldn’t believe his eyes.

‘Every single road is closed off,’ he said in hushed tones, horrified. ‘It’s like doomsday, man.’

When James arrived at the home, he found that the once-stunning showpiece was decimated.

The charred bones of the house were barely visible, with rooms turned to ash and rubble.

Phillip, the developer who was selling the place, had been elsewhere in the city when the fires occurred, but his parents who lived nearby had been forced to evacuate.

Tigertail had been the biggest investment of Phillip’s professional life, and he’d spent ‘hundreds of thousands’ on permits and grading inspections after buying the land.

He had no idea what he was going to do.

‘Living through these fires, sadly, has become a normality,’ James said to the cameras. ‘It’s not really if, it’s a matter of when.’

When James took David, 37, to see the home after the fires cooled off, everything still smelled burnt, and the enormity of the devastation was staggering.

James wondered how they would ever go forward, asking privately, ‘How do you bring a buyer to a site that has a burnt-down structure and an entire hillside that’s covered in ash?’

‘Honestly, for once I think I’m bloody speechless.’

To try to recoup his loss, Phillip would have to spend about six months carting out debris and getting the property landscaped just so he could show it again.

‘I don’t think that’s a bad thing,’ David offered, noting that by then the fire would be further back in buyers’ memory banks.

The developer said it was still ‘a hard pill to swallow,’ noting that he’d already spent $3.4 million on the land, plus $500,000 on plans, and $200,000 on permits.

No insurance money was forthcoming, either.

David and James felt a potential owner might make Phillip a lowball offer for the property, then try to undercut that because they wouldn’t be able to take out fire insurance right away.

They were confident however that Tigertail could sell for $4 to $5 million after being cleaned up, saying, ‘there’s money in this deal, but it has to be delivered and packaged correctly.’

Phillip later decided to rebuild on-site, using his own plans.

Michele’s modern, boxy four-bedroom in West Hollywood boasted gorgeous skylights, high ceilings and an infinity pool, but had also suffered nine leaks in the year she lived there.

‘What was clearly in trend the last nine years was contemporary,’ Tracy explained in a confessional. ‘The problem is, they’re erecting them so fast that they’re sacrificing quality.’

Michele had spent $3.85 million on the home, but Tracy planned to list it for $4.1 million, aware that there was simply too much like it currently for sale.

In the end, she got just $3.8 million for her client in an all-cash deal.

Tracy felt it was the best offer to be had in an overstuffed market.
